🟠 Main Squeeze: 17 story Causeway Cove development gets staff approval, Planning Board votes Monday

Before anything else, here is critical context. This project is moving forward under the Live Local Act, a state law passed in 2023 that allows developers to bypass local height and density restrictions as long as 40 percent of the units are designated affordable housing. To be clear: the Fort Pierce City Commission does not get a vote on this 🏛️.
City planning staff has recommended approval of the Causeway Cove development at 601 Seaway Drive. The Fort Pierce Planning Board takes it up Monday July 13th at 2 p.m.
What is being proposed 🏗️:
🏢 Five high rise buildings including one reaching 17 stories
🏠 913 residential units with a minimum 366 affordable housing units for 30 years
🏨 407 room hotel
🛍️ 72,000 square feet of retail and commercial space
⛵ 218 marina slips
What Monday is and is not: This is not a debate about whether this happens. It is a review of the 31 conditions staff attached to an approval that is already essentially decided. Commissioner Broderick said it plainly when this first came up: "There is nothing this body can do about it."
