🏭 Main Squeeze: 70-Year Vision Becomes Reality as 160-Acre Commerce Park Moves Forward

St. Lucie County unanimously approved transmitting the Pruitt Commerce Center Future Land Use Map Amendment to state agencies for review Tuesday night. The project, 70 years in the making, represents a major step toward establishing a King's Highway jobs corridor.

The Project: Ashley Capital will develop a Class A industrial commerce park on 160 acres at Kings Highway and Pecos Road. Plans call for 13 buildings ranging from 50,000 to 200,000 square feet, totaling 1.6 million square feet of light industrial space.

Why It Matters: Less than a mile from Orange Avenue and I-95, a mile and a half from the Florida Turnpike. The region has 97% of businesses with under 20 employees. Goal: bring back some of the 70,000 people leaving St. Lucie County daily for work.

Traffic Impact: Expected to generate 12,000 trips per day, 5,500 more than current future land use allows. Developer committed to meeting transportation requirements and providing infrastructure improvements.

What's Next: State agencies will review and provide comments. Project will come back for adoption hearing, then rezoning with site plan expected later this year. Property will eventually be annexed into Fort Pierce.
