🟠 Main Squeeze: 17 story Causeway Cove development gets staff approval, Planning Board votes Monday

Before anything else, here is critical context. This project is moving forward under the Live Local Act, a state law passed in 2023 that allows developers to bypass local height and density restrictions as long as 40 percent of the units are designated affordable housing. To be clear: the Fort Pierce City Commission does not get a vote on this 🏛️.
City planning staff has recommended approval of the Causeway Cove development at 601 Seaway Drive. The Fort Pierce Planning Board takes it up Monday July 13th at 2 p.m.
What is being proposed 🏗️:
🏢 Five high rise buildings including one reaching 17 stories
🏠 913 residential units with a minimum 366 affordable housing units for 30 years
🏨 407 room hotel
🛍️ 72,000 square feet of retail and commercial space
⛵ 218 marina slips
What Monday is and is not: This is not a debate about whether this happens. It is a review of the 31 conditions staff attached to an approval that is already essentially decided. Commissioner Broderick said it plainly when this first came up: "There is nothing this body can do about it."

🚌 Indian River County Approves $263,000 Emergency Funding
Indian River County commissioners approved $263,000 in emergency funding for GoLine, operated by the Senior Resource Association, as fuel costs and exhausted pandemic funding created budget shortfalls. GoLine faced a 40-45 percent increase in fuel costs during the current fiscal year and depleted federal COVID-19 relief funding, forcing increased reliance on local and state block grants that are being consumed faster than anticipated. The funding will allow GoLine to continue operating at current service levels through September 30. The organization is currently under budget review with staff recommending a $367,000 cut to the requested budget, which could result in reduced service hours and routes next year if not approved.

🦀 Fort Pierce City Marina Restaurant Space Gets 60-Day Extension
The Fort Pierce City Commission voted to give Winking Starfish LLC a 60-day extension to bring forward a potential new tenant for the former Crabby's waterfront restaurant at Fort Pierce City Marina. Someone has expressed interest in taking over the lease and the city needs time to properly vet the prospect. If no agreement materializes within 60 days, the city will move forward with lease termination and determine next steps for the waterfront space.

🫘 Buc-ee's St. Lucie County Location May Miss 2027 Opening
The 76,245-square-foot Buc-ee's mega travel center proposed for the southeast corner of Indrio Road and Interstate 95 may not open in 2027 as originally expected because construction has yet to start. Buc-ee's resubmitted its site plan on June 16 and planning staff is still reviewing the project, which requires several St. Lucie County permits before construction can begin.
