Good Morning, Sunland!
It’s Friday! I wanted to take a moment to thank everyone who wakes up and makes Sunland News a part of their day. The newsletter is just over four months old, and in that time, I’ve learned so much about the people of Saint Lucie County—and myself.
I’m always asking questions and running polls because this is a two-way street. I want to ensure I’m writing about what you want to read and that this newsletter is impactful and meaningful for your life. If you’ve ever responded or shared your thoughts, I truly want to say thank you!

🎁 Open Rewards Program for Local Shoppers
The City of Port St. Lucie has introduced the Open Rewards program the holiday season! This app allows residents to earn 5% back at local businesses, retailers, and restaurants that participate. It’s the city’s way of giving back to those who shop local and support the community. Learn More Here
2,000 Homes Coming to Port Saint Lucie 🏠
What’s happening: Port St. Lucie’s explosive growth isn’t slowing down, with around 2,000 new homes planned just beyond city limits. Approved developments like Neill Farm Estates and Palermo Estates are set to bring a wave of new residents, with the majority of expansion occurring in St. Lucie County’s western edges.
Here's the deal:
Port St. Lucie is booming — the city’s grown by about 14,000 people in just a year, and most of that action’s been out west. But now, developers are setting their sights just beyond the city lines, in unincorporated St. Lucie County.
Two big developments on the horizon — Neill Farm Estates and Palermo Estates could bring close to 2,000 homes to the area. And the groundwork (literally) is already being laid. If you drive down Range Line Road, you’ll see the signs saying water and sewer services are coming. You know what that means… homes are probably not too far behind.
The city and county are hashing it out — This week, Port St. Lucie and St. Lucie County officials met (and debated) how this growth could affect traffic, infrastructure, and, well, life as we know it around here. Mayor Shannon Martin is advocating for collaboration to ease the impacts, while Commissioner Chris Dzadovsky pointed out the growth isn’t just from the county—it’s Port St. Lucie fueling this boom.
What it means for us:
Growth like this brings mixed feelings. More housing means more people, more businesses, and ideally, more opportunities. But it also means potential traffic headaches and strain on our local roads and resources. The developers behind Neill Farm and Palermo Estates agreed to some traffic improvements to keep things flowing, but whether that’s enough? Only time will tell.
One project gets a pause:
The third proposal, Rainbow Groves, was postponed for now. They were aiming for an industrial site, but the city pushed for more time to get a full traffic analysis done. Port St. Lucie’s taking a breath on this one, and I think a lot of locals are doing the same.

Mark your calendars! The St. Lucie County Board of County Commissioners will hold their annual Reorganization Meeting on Tuesday, Nov. 19 at 9 a.m. at the County Commission Chambers, 2300 Virginia Ave, Fort Pierce, to witness the swearing-in of Commissioners for Districts 1, 3, and 5.Indian River State College Expands Promise Program
Big news for high school seniors in Indian River, St. Lucie, Martin, and Okeechobee counties! IRSC’s Promise Program now offers tuition-free associate’s degrees to graduates from accredited private high schools within the district. This year, the program has over 2,400 students enrolled, 56% of whom are first-generation college students.
